The Challenge

n operational mineral processing site was being considered for mixed residential, industrial and commercial redevelopment. The site area had been used for the extraction of sand and gravel since the early 1900’s and had been progressively restored with a variety of backfill materials since the 1960’s. At the time of the project these activities had left the potential development area in a varied state of restitution. Some areas were covered in deep open water settlement lagoons whilst others were recently infilled with soft silt materials; yet more areas were backfilled with waste materials, others were being utilised for a transport depot or supporting plant and stockpiles for the mineral processing operation.

Georisk were commissioned to carry out a geoenvironmental assessment across the site to assess any contamination risk to future proposed developments, especially housing, and to recommend zonal foundation solutions for the proposals. A detailed desk top study was followed by a Phase II intrusive investigation involving boreholes and window sampler holes so as not to disrupt the everyday normal working on the site.

Quantitative risk assessments were undertaken based on the findings at the investigation.

Foundation and contamination remediation designs varied across the site depending upon ground conditions and the proposed end-use.

Based on Georisk advice it was possible to prepare figures for abnormal development costs associated with the ground and these were used to assist the sale of the site.
