The Challenge

This former industrial site was split in two with each site lying at a different elevation. The western half of the site had been primarily used for glass manufacture whilst the eastern had been used variously as a brick works, iron foundry and for light industrial use. Evidence of coal and fireclay mining was also evident in the form of redundant shafts and spoil heaps. The site had also been partially reclaimed with varying thicknesses of fill. Georisk were asked to assess the available information on the site and compile an appropriate remedial strategy to allow the redevelopment of the site for residential housing and apartments.

A programme of site investigation including trial pits, cone penetration testing, cable tool drilling and window sampling was carried out to assess the environmental and geotechnical aspects of the site in the context of the proposed redevelopment.

A full programme of gas and groundwater monitoring was also undertaken on monitoring wells installed as part of the site investigation.

An appropriate remediation strategy for the contamination aspect was devised largely involving a capping layer whilst a programme of grid drilling and grouting of shallow mineworkings was necessary on a plot-by-plot basis. All remedial works, including the validation of suitable soil thicknesses in gardens, were vetted by Georisk to satisfy NHBC and planning consent conditions.
